Getting a Mortgage
Spanish banks can issue mortgage loans up to 80% of the property value for residents in Spain and up to 60% for non-residents in Spain.
Residents
Required own funds: minimum 20% + 9-10% additional expenses
Non-Residents
Required own funds: minimum 40% + 9-10% additional expenses
Required Documents
- DNI (for Spanish citizens) or international passport for foreigners
- NIE (foreign number)
- Certificate of property ownership without mortgage in the country of residence or any other country
- Income tax returns for the last 2 years
- Employment contract not less than 5 years
- Work certificate indicating position, salary, and current employment status. The certificate must be on letterhead with corresponding stamps
- Bank account statement for the last 12 months
- In case funds are transferred from abroad, a statement from the account from which funds will be transferred to a Spanish bank (must have minimum required balance)
- Credit history of individuals
- Any other documents confirming receipt of other income: rental contracts, dividend receipts, etc.
Important Notes
- All foreign documents must be translated into Spanish by a sworn translator. Some banks accept documents in English without the need for Spanish translation.
- Your monthly mortgage payments should not exceed 35% of your monthly income.
